The quality saves the logistics properties

The macro-analysis confirms the trend of alignment that shows a significant decrease in rents and sales prices over the whole peninsula, especially regard to used (-4%), which is increasingly inadequate to the needs of users. The key features that a property must have to fight the depreciation and the risk of vacancy will reconfirm the quality, efficiency and location.

Values were reduced but not as much as they wanted foreign investors who are increasingly removed from the Italian market also caused by the economical-political-legislative Italian situation.

Lease: the rent of new building in the North, in location like Rivalta (+1%) shows a little increase, remain stable Milan, Civittavecchia e Nola, the rest of the peninsula rent declining including Rome, Bologna and Venice (-1,5%), Florence and Lecce(-4,5%) and Bergamo (-5%) .

Sale: the price of new logistics real estate in the North remains stable in location as Milan, Genoa and Trento. A slight increase Florence and Prato (+2,5%), Civittavecchia (+3,2%). Lose percentage points Bari (-2,7%), Rome(-2,1%), Gioia Tauro (-7%). and Florence (-5,56%). We didn’t measure other important changes in the National setting. On the rest of the peninsula were found slight negative variations.

Remember that analyzed sample took into account property from 5.000 to 20.000 sqm for logistics utilization, all written values can be increased or decreased up to 25% depending on the features of the building, its legal condition, conservative status and location. For freight properties used for courier transport, values may have higher values, from a minimum of 10% to a maximum of 40%.

In general we can say that the gap widens and moves down going to emphasize once again the inadequacy of used and low quality of the property.
