Real Estate Office: General increase of Rents. Guide of Milano Porta Garibaldi with 540 €/sqm/a

General rents increase in the real estate office, especially for Milano and Naples squares, and a maximum value of 540 €/sqm/a for Porta Garibaldi, which confirm the Lombard county town the Business Capital City, that was established in the report “Office Retail – 2015/1” developed by World Capital Group, company specialized in real estate consultancy.

“A positive and global trend and a growing real estate office retail – announces Neda Aghabegloo, Head of Research of World Capital -. Porta Garibaldi, new Milanese Business District, records a significant rents increase (+6.67%), followed by Bologna suburbs (+6.25%) and Milan urban centre (+6.15%); positive trends also for Milan, Florence and Turin suburbs with respectively +5.45%, +4.55% e +4%, for Rome Eur with +2.33% and for Naples urban centre and suburbs with +3.85%. The only difference is connected to Rome suburbs (-4.35%) and to Milan mid-centre (-1.19%).

Porta Garibaldi, in the Milanese metropolis, – continues Neda Aghabegloo – still commends a maximum lease value (540-260 €/sqm/a), consequence of the important urban requalification and the widespread of efficient and flexible properties, which make it the new Business Quarter City and among the most prestigious zones.

The Milan urban centre shows, instead, rents included between 470 and 220 €/sqm/a, result of a gently decrease of values about the first field, caused by the presence of Area C, the substantial traffic and requested costs to adapt the spaces to the news operative standards, and a softly increase for the second ring, whereas the suburbs establishes rent among 210 and 80 €/sqm/a.

Rome, with Milan, the most appeal reality of Real Estate Office, reports values between 400 and 150 €/sqm/a in the inner city, between 280 and 160 €/sqm/a in the Eur zone and between 300 and 90 €/sqm/a in the urban quarters. Florence, differently, – concludes Neda Aghabegloo – doesn’t overcome the 250 €/sqm/a in the maximum rent, whereas Bologna records values between 210 and 55 €/sqm/a; Naples suburbs certificates the minimum value, 45 €/sqm/a. “
