Faini, Ceo of World Capital: We observe in the first half part of 2015 encouraging signals of recovery in Italian Real Estate and a real interest both from investors and end-users for different sections. During the last months, World Capital has signed important operations in corporate sectors and residential and today it records a continuous and growing demand, particularly oriented to logistics, office and hotel, both for core and developing actions; the positive sentiment collected in real estate fairs and events and our market survey confirm the progressive turn of trend.

Nowadays, it is the Hotel Real Estate the most attractive section for the foreign investors, especially for the Asiatic continent; Italy is among the most fascinating realities in Hotel sector thanks to the incredible cultural and naturalistic heritage. Individuals, hotel chains and funds look for solutions with innovative and flexible management models, mainly in Milan, Rome, Florence and Venice, and for specific and prestigious structures with four and five stars. The progressive and global recovery of touristic division determined the increase of arrivals in Bel Paese, near the growth of the demand from foreign investors; for that reason, World Capital has realized the ‘Hotel Investment Appeal Index‘, a tool useful to give objective information and to identify the real feasibility to start hospitality business in a specific area.

Moreover, the Logistics Real Estate is still growing, with a more dynamism and a concrete saving orientation; the most interesting area remains the triangle Milan-Verona-Bologna and also Rome, with functional and innovative solutions requested with lengths of 8.000 and 12.000 sqm.  The first recovery signals and the global trend are still positive for the “prime” real estate for office use, also thanks to the emergent start-up and the growing interest of foreign investors, which look for new offices in Italy. The section records a general increase of rents, with Milan as Business Capital and the most attractive city. Porta Garibaldi, in Milanese, is the most requested area, consequence of the recent and concrete urban requalification, the high accessibility and the diffused offer of efficient and eco-friendly properties, which nominated it the ‘New Business Quarter’ and among the most prestigious locations; it commends the highest rent – 540 €/sqm/a- among the “prime” cities and lengths around 500 sqm. Roma is second to Milan for appeal.

In Retail High-Street, we assist to a growth of commercial properties demand from international brands, which are not in the Italian market yet, but with a real interest in locating their shops in the “prime” streets, status symbol of fashion and luxury; consequently it is the increase of leasing values with a decrease of vacancy. Milan remains seat of the most prestigious fashion brands and the most attractive area with 7.100 €/sqm/a, Montenapoleone Street is the most luxurious and expensive High Street in Bel Paese. Rome and Venice are, with the Milanese metropolis, the most attractive realities. Finally, we observe the real interest in residential real estate from the foreign investors, particularly from China. Since the beginning of the year, World Capital has collected more than 400 requests of Chinese investors for the purchase of residential properties, especially in Milan, Rome and Florence and near areas (target 300.000-400.000 euro). The most requested type of property is the three-room apartment plus services in accessible areas, also not in central positions, both for investment and own residence.”
